Dear residents,
We would like to use the opportunity to welcome new residents of Ejerforeningen Solkrogen, Æbeløgade 24-46 and Hans Knudsens Plads 2, 6, 8 & 10.
The Board has initiated this informative booklet (now in a digitalized format) )about our owner association, which should be seen as a supplement to the owner associations’ articles. The booklet contains for example information about the board of the association, the administrator and the janitor. Furthermore, a small overview of important information for new residents in Københavns Kommune follows.
At the association's website / resident portal ProBo under "kontaktpersoner" , you will be able to find a list of the current members of the board, administrator and janitor and contact information on the association's partners.
If any questions or problems should arise, the members of the board are of course ready to help in the best way possible.

1. The association’s administrator
The board has appointed Vest Administrationen A/S to oversee the association's routine financial affairs, which are executed according to guidelines and instructions provided by the board.
The administration's office is located at Gammel Vartov Vej 1. They can be reached from Monday to Thursday at phone number: 33 24 61 26 between the hours of 10:00-12:00 & 12:30-14:00. You can also send an email to [email protected].
The administration handles, among other things, the following tasks:
• Drafting budgets and preparing financial statements.
• Organizing general assemblies.
• Preparing and managing billings (this includes monitoring payments and sending out any necessary payment reminders).
• Processing invoice payments.
2. Repairs and Reporting Damages
On the property: Any damages or defects on the property should be reported as swiftly as possible to the janitor or the board.
Within the Apartment: The homeowners' association covers all vertical supplies up to and including the T-piece, as well as drainage pipes up to and including the branch pipe of the downpipe. If uncertain about a situation, please reach out to the administration.
2.1. The Association's Janitor
The board has appointed A-X-L Ejendomsservice as the association's property service. A-X-L Ejendomsservice can be contacted at phone number: 70 70 79 90 during the following hours:
• Monday-Friday from 16:00 - 17:00. (If they don't answer, they will call back on the same day)
There is a 24-hour emergency line for urgent situations – this includes forwarding requests to craftsmen and assistance during heavy rainfall or flooding.
For those wishing to leave a written message for the janitor or the board, a mailbox has been installed on the wall by number 32. This mailbox is checked occasionally; if your matter is urgent, consider sending an email or making a phone call.
The janitor's responsibilities include:
• General janitorial duties.
• Maintaining green spaces.
• Staircase cleaning.
• Snow removal.
• Ordering services such as locksmiths, plumbing, nameplates, etc.
• Disposal of waste.
• Managing water, heat, and lighting utilities.
• Supervision of the property.
• Coordination and oversight of craftsmen.
• Quality checks on completed work by craftsmen.
• Invoice approvals.
Rodent Prevention:
• An annual building inspection is carried out by A-X-L’s certified rodent control specialists, who are approved by the environmental agency.
2.2. Maintenance
The association is responsible for the collective maintenance of the property. This collective maintenance encompasses the building's masonry, main doors, window sections, balconies, staircases (including the external painting of doors and frames), as well as all communal areas and facilities. This also covers all vertical pipes related to heating, both cold and hot water, downpipes, ventilation ducts, main electrical lines, etc., regardless of whether these pass through individual apartments.
Should an apartment require refurbishment due to water damage or a similar incident for which the apartment owner bears no fault, the expenses will be covered by the association.
Maintenance within individual apartments falls on the respective owners.
Internal maintenance encompasses whitewashing, painting, and wallpapering. It also covers the upkeep and renewal of ceiling plaster, internal doors, and locks. The maintenance of the apartment's equipment is included, which comprises electrical wiring, sockets, toilets, sinks, faucets, radiators, radiator valves, and all piping leading to vertical pipes. Furthermore, it involves the care and renewal of floor coverings and floorboards.
2.3. Technical installations in the apartment
Shut-off valves for cold and hot water in the apartments should be turned a few times a year to prevent them from getting stuck. It is the responsibility of each owner to ensure this is done.
2.4. Guidelines for decommissioning of gas
Since the property is old, there is not modern electricity to the buildings/apartments, and it is therefore limited how much electricity the power network can supply. This means for example if several apartments switch from using gas-stove to induction-stove or similar, this will affect the power network and can cause crash of the entire power supply to the buildings.
For this reason, there needs to be applied for approval of establishment of these installations, like induction-stove or similar cf. the articles of the association, which all apartment owners are included under. Paragraph 7 in the articles states the following:
"With regard to installations requiring extended consumption of gas, water or electricity, permission must be obtained from the administrator prior to the installation, who, in terms of permitting such installations, may require the owner to pay a variable charge equivalent to the increased consumption.
The permission is granted under the premise of the owner of the apartment is liable for damages which may occur due to the installation overloading the current supply channels and/or drainpipes, and the installation made by the apartment owner which has caused an overload, which entails a requirement for an expansion, pay a proportionate proportion of the cost of the enlargement, possibly with proportionate refund of the amount of corresponding installations in other apartments, using the expansion. To ensure this requirement, the association may require the apartment owner to pay a deposit in addition to the variable charge mentioned above.” [Translated]
It is therefore OK to change the kitchen, but if there needs to be made installations, which use more of the above, an approval by the administrator is required. If the approval is given, the administrator can require a charge for the increased usage and a deposit.
In case of one’s installation overloads the current supply channel/drainage installation, you are responsible/financially liable for the extension of this.
3. Name tags for door phone, mail boxes and gate phone
3.1. Door phones and ordering of name tags
When moving from/to the apartment, new tags for the door phone at the stairway needs to be ordered. It is the individual owner/tenant’s responsibility to order these when moving in.

Procedure for ordering:
• Can be ordered at www.skiltebestiling.dk and it costs around 60 DKK.
• You need to provide the text, place of delivery and billing address.
• New tags for mane tags should be by the brand “Videx serie 800” and the format is 42,5x13mm.
• Black tag with white font is standard.
• There is space for a maximum of 18 symbols per line in the standard size (there should not be written floor/side, only names).
• You will receive the tag by mail, and it should afterwards be put in the mailbox with the tag “vicevært” (janitor) outside number 32 with a message to the janitor, where the tag should be placed.
3.2. Mailbox
When the janitor receives the message of a new name for the door phone tableau, the name on the mailbox and on the name boards in the stairways will be changed to the same name.
3.3. Gate phone – name board and speaker
Write an email to A-X-L ejendomsservice with your name and phone number
[email protected] to get your phone number added to the intercoms.
A maximum of 2 phone numbers can be connected to each apartment.

1. Your guest presses the button on the GSM panel, and a call is made to your phone. NOTE! The two intercoms call your phone from two different phone numbers.
2. When you receive a call, it can be answered like any other call, and you can speak to the person at the street door.
3. After that, you have the option to unlock the street door by pressing key 3. If you can't see the keypad on your smartphone, press the button to bring up the numbers.
4. The door will remain open for 5 seconds* (standard). This time can be adjusted.
4. Use and rules for the laundry
The machines can be reserved on the paying unit display with own wash brick or through the internet at: https://mielelogic.com/#/login.
• The wash brick leads to the paying unit reader and the reservation can be elected on the screen, where there is the option to choose between all available rides 5 weeks ahead.
• A wash costs 11,98 DKK.
• The laundry can only be used by residents of the property for own use.
• The laundry is open every day from 08.00-22.00.
• There is a maximum of 4 reservations per wash brick at a time.
• The wash is reserved the first 30 minutes. Afterwards it is open for others.
• The wash can be reserved op to 5 minutes after the end of the first wash. The dwell time will be cut when a new reserved time starts.
• Cancellation of a wash can be done on the machines or through the internet up until 60 minutes before the ride starts.
• You are responsible for refilling the wash brick at https://mielelogic.com/#/login.
• The clothing needs to be emptied for pens, nails, keys etc.
• Use a laundry bag for f. ex. bras, since bra-wires ruin the washing machines.
• All clothing should be removed from the machines before your time is over.
• The machines and the laundry should be left clean.
• The washing machines and tumble dryer can carry up to 8 kilos of clothing. It is not allowed to overfill the machines.
• It is not allowed to wash and dry blankets, big carpets, horse blankets etc.
• It is not allowed to color or bleach clothing in the washing machines.
• Children below the age of 16 are not allowed to be in the laundry without an adult.
• It is not allowed to have pets in the laundry.
• Usage of the laundry is the residents’ own responsibility.
• The guidelines by Miele, the Association and the janitor should always be followed.
• Breaking of the rules can lead to eviction.
• Grossly negligent and vandalism will be reported to the police. It can lead to a claim for compensation by law.

4.1. Drying rooms and drying ceilings
In extension of the laundry, you will find a drying room in stairway 24. There are other drying ceilings in the entire property:
• Every gable in number 44 and 46.
• The gable at number 42.
• Number 24 ceiling door to the right.
• Number 28 ceiling door to the right.
• Number 28 ceiling door to the left.
• Number 32 ceiling door to the left.
• Number 34 ceiling door to the right.
• Number 38 ceiling door to the right..
If you use the drying room, it is your own responsibility.
Remember to remove your clothing within 48 hours, so there will be space for others to use.
4.2. Forgotten clothing
Forgotten clothing will be collected in two black plastic baskets in the laundry at number 24. These are emptied the last weekday every month and donated to charity.
4.3. Lost laundry token
If you have lost your laundry token for the laundry machines or simply want a new one, please write to the administrator at: [email protected]. Provide your full name, your email, and postal address. You will then receive an activation code by email and a new laundry token will be delivered to your mailbox.
5. Other information
5.1. Cable-tv
The small package is standard and included in the owner’s expenses. Please contact YouSee directly for change to other TV-packages.
From the 1st of January 2018, all residents have the right to choose TV-packages or deselect TV-packages. This means, you can deselect the common TV-package. It is important to notice, that if you have TV and internet from YouSee and quit the TV-subscription, you will also lose the internet. The reason for this is the network cables are not updated.
Contact the administrator to cancel the TV package.
5.2. Internet
It is the residents’ own responsibility to establish internet in the apartment.
5.3. Bulletin board and Facebook
Regularly check for new postings on the bulletin board in your entrance, and also remember to go to Facebook and follow "EF Solkrogen". In addition, the association also has a group for residents on Facebook. This can be found under the name "Group for residents in E/F Solkrogen".
5.4. Ordering of additional keys
If you wish to purchase additional keys for the entrance/lobby doors and apartment doors, these can be ordered by contacting Property Service A-X-L via email at: [email protected]. A key costs 350 kr. each and will be charged through the monthly billing.
5.5. Indoor climate
To ensure a good indoor climate without any mold, it is important that the apartment is kept dry.
A few ways to make sure of that:
1. Ventilate, especially in the bathroom, kitchen and bedroom.
2. Turn on the extractor when cooking.
3. Close the door to the bathroom when showering.
4. Avoid hanging wet clothing for drying. Use the drying rooms instead.
5. Keep the vents in the windows and exterior walls open.
6. Ventilate more when the heating season begins.
7. Fix all water damages quickly.
ATTENTION: It is not allowed to install ventilation equipment in the passive vent channels in the kitchen and bathroom, since it will disturb the natural ventilation.
It is not allowed to shake blankets and similar on the balconies, since it can disturb the neighbors. Instead use the rack in the yard. Avoid shake blankets and carpets at the drying section in the yard, when there is clothing hung for drying.
5.6. Insurance
The property is insured (Building Insurance) through Alm. Brand with policy number: 100.703.416
In 2023, a pest control insurance was taken out.
All contents inside the apartment are the owner's responsibility, therefore a contents insurance should be acquired.
5.7. Parking
5.7.1. Parking i Æbeløgade
Æbeløgade is in the yellow parking zone. The parking meter is in the end of Æbeløgade near Rema 1000.
5.7.2. Parking/stopping in the yard
All parking of vehicles is prohibited in the yard. Violation of this can lead to removal of the vehicle on the owners account in case of fire inspection, or if the vehicle is blocking the entrance.
Stopping due to loading/reloading goods in connection with moving is allowed under the premise of not blocking the emergency exit and you are near the vehicle. It is not allowed to keep the vehicle in the yard during the night.
5.8. Waste and recycling
Paper, cardboard, plastic, metal, bio-waste, and electronics are to be placed in the specially designated containers for these in the garbage rooms located at the gables near numbers 26 and 42. Remember to familiarize yourself with what can be placed in the various containers.
Household waste (normal waste) should be placed in the containers and the smaller rooms at the gables near number 26 and 40. Please do not overfill the containers, since it will attract rats. Do not place waste next to the containers. It is prohibited to leave waste on the staircase.
Glass containers are for non-recycled bottles and are placed near the waste containers. Please read upon them what is ok to place in them. Please remember to remove the lid.
Bulky waste should be placed under the smaller roof in the shed near number 42.
Dangerous waste is received by Copenhagen’s ‘Miljøbil’ – please keep updated at www.kk.dk/affald. You can also contact the janitor, if you have dangerous waste, chemicals etc. Dangerous waste needs to be kept in a locked closet.
It is the residents’ responsibility to remove construction waste, including kitchen elements, concrete, bricks, tiles, etc. It should be placed in a recycling station. The nearest is:

5.9. Noise
The property is old, and it is therefore very noisy. The construction of the yard in a triangle makes the noise bounce. Please respect the rest of the association’s residents (especially your neighbors to the side, above and beneath you), when you are in your apartment, on the balcony or in the common areas.
To avoid disturbing other residents in the property, washing machines, dishwashers, electrical devices, vacuuming and normal renovation of apartments not allowed before 8 am and after 8 pm all days a week.
Furthermore, music, TV etc. must to be at a minimum after 10 pm all days a week.
Windows and balcony doors should be kept close in case of noise from the apartment.
If you are planning on hosting a party or similar in the weekend, you are obligated to inform your neighbors in a reasonable time by hanging up a note in the stairway and the neighbor stairway to inform there might be music and other noises. Please note that after 10 pm the music needs to be turned down out of respect for the neighbors in the property. The party is not allowed to disturb people in general.
If other residents feel disturbed, they have the right to contact the person concerned – hereafter the needs music needs to be turned down.
5.10. Ceiling- and basement halls
Furniture and other interior cannot be stored in the halls of the ceiling and basement, due to fire risk. It should be stored in the apartment’s attic or cellar.
We also point out that if anything is left in the common areas of the ceilings and basements, this will be removed without any liability for safety reasons in case of fire.
5.11. Ball games
Ball games are not allowed in the yard.
5.12. Bikes and strollers
Bicycles should be placed in bike racks and the bike basements. Bike basements can be found under number 26, 32, 38, 44 and 46.
We recommend that bikes, which are not being used on a daily basis, are placed in the bike basements.
Strollers cannot be placed in the stairway or in the basement. There is parking for strollers at the drying area across number 26.
5.13. Pets
Minor pets, like cats and dogs are allowed, as long they do not disturb other residents.
Dogs and other pets are not allowed on the green area in the yard due to hygiene reasons. The yard is for eating, relaxing and playing.
5.14. Pests
If you observe rats or other pests on the property, it should be reported immediately to Københavns Kommune at https://www.kk.dk/rotter and to the property administrator or janitor.
Feeding of birds etc. is under no circumstances allowed on the property. To avoid problems with pigeons, please keep the windows in the dry celling and addicts closed.
5.15. Smoking
It is prohibited to smoke in stairwells and on back stairs, as hallways are considered common areas and are therefore covered by the smoking law.
Cigarette butts must not be discarded on public roads or in the common areas.
5.16. Fitness equipment and machines
It is not allowed to have fitness equipment/machines in the apartments, as the floors in the respective apartment and the ceiling of the apartment below can be damaged.
5.17. Fire safety
Smoke alarms are located on the first and fourth floors in all stairwells. However, we also recommend that you have smoke alarms installed in your own apartment and possibly have a fire extinguisher on hand.
5.18 Windows
We emphasize that it is always the owner's full responsibility to close windows in the event of rain and wind. If damage occurs to the property that can be attributed to a window not being closed, all costs for this will fall on the owner. This applies even if the apartment is rented out.
Additionally, residents are responsible for closing windows in stairwells to prevent damage to the property in case of heavy rain and wind.

Please note that some of the defibrillators are only accessible during the opening hours of the respective locations, with the exception of Ryparken Station. In other words, be aware of the color codes so you do not make a futile trip.
